Common Problems

Concrete issues are more than just an eyesore; they are often indicators of soil instability beneath the surface. Whether you are dealing with a sinking driveway, a cracked pool deck, or an uneven sidewalk, these problems are typically driven by soil erosion, compaction, or the natural freeze-thaw cycle. At Marcum Foundation Repair & Waterproofing, we look past the surface cracks to address the voids and weak soils that cause concrete to fail.

When the soil supporting your concrete slabs washes away or shrinks, the heavy concrete loses its support and begins to crack and settle. Left unaddressed, these issues can lead to trip hazards, water pooling near your foundation, and a significant decrease in property value. By stabilizing the soil and sealing the surface, we provide a permanent fix that stops further sinking and restores the beauty of your home.

Concrete
Sinking & Uneven Slabs

Slabs sink when the soil beneath them can no longer support their weight. This movement creates dangerous trip hazards on sidewalks and driveways, and can even cause water to drain toward your home’s foundation instead of away from it.

Concrete
Concrete Cracks

Cracks occur as concrete slabs break while trying to bridge voids in the soil. Not only are they unsightly, but they also allow moisture to seep beneath the slab, leading to further soil washout and more extensive damage.

Concrete
Soil Erosion & Voids

Heavy rain and poor drainage can wash away the soil under your concrete, creating empty pockets or "voids." Without a solid base, the concrete eventually collapses into these spaces, resulting in dramatic shifts and structural breaks.

Concrete
Pitting, Flaking & Spalling

Exposure to harsh weather, road salts, and the freeze-thaw cycle can cause the surface of your concrete to peel or pit. This "spalling" leaves the concrete vulnerable to further deterioration and ruins the finished look of your property.

Our Solutions

At Marcum Foundation Repair & Waterproofing, we believe in fixing your concrete once and fixing it right. We utilize a comprehensive repair system designed to lift, level, and protect your slabs using industry-leading technology.

Concrete
Concrete Leveling

For sinking or uneven slabs, we use PolyLevel®, a high-density polyurethane foam. This waterproof foam is injected through tiny, penny-sized holes to fill voids and lift the concrete back to its original position. It is lightweight, environmentally friendly, and cures in about 15 minutes, meaning you can use your driveway or sidewalk the same day.

Concrete
Joint & Crack Sealing

To stop water from reaching the soil beneath your slabs, we use NexusPro®. This silicone-based sealant is designed to stand up to extreme weather and UV rays. Unlike traditional caulking, it won't bubble, crack, or dry out, providing a long-lasting, flexible seal for joints and cracks that prevents future erosion.

Concrete
Concrete Sealing

Protect your entire concrete surface with SealantPro™. This professional-grade sealer penetrates deep into the concrete's pores to create a permanent barrier against water, oil, and chemicals. One application can extend the life of your concrete by 3–5 times, shielding it from the damaging effects of the freeze-thaw cycle.

Concrete
Polyaspartic Floor Coatings

Transform your garage or basement floor with our durable polyaspartic coating. This system is stronger than traditional epoxy, resists UV yellowing, and protects against chemicals and hot tires. Available in various colors, it provides a beautiful, granite-like finish that cures in just 24 hours.

I called Marcum for concrete repair because my driveway had settled so much it was a trip hazard. They used a leveling technique that was way faster and more affordable than I expected. They saved me from having to rip out the whole slab and pour new concrete. Great communication and a very clean workspace!

Concrete Repair FAQs

Find answers to common questions about concrete repair services.

Most concrete settlement is caused by the soil underneath. When soil shrinks, settles, or washes away, it creates a void. The heavy concrete slab then sinks into that void, causing it to become uneven or crack.

In most cases, yes! Concrete leveling is significantly more cost-effective and less disruptive than a full replacement. Leveling addresses the soil issues beneath the slab, whereas a new slab poured on the same unstable soil will likely sink again.

Our leveling and sealing systems are designed for speed. PolyLevel® cures in about 15–30 minutes, and most projects are completed in a single day. You can typically drive on a leveled driveway within an hour of the installation.

Standard urethane-based caulks from big-box stores often dry out and crack after a year or two. Our NexusPro® and SealantPro™ solutions are engineered to resist UV rays and weather fluctuations, providing a permanent bond that doesn't require constant reapplication.
